Permit requirements vary by state, county, and municipality—and they are updated frequently. In general, constructing a new pool requires a building permit, and separate permits may be needed for electrical work, gas lines, and fencing.

How long does the pool design and construction process take from start to finish?

The timeline depends on the complexity of your design, the permitting process in your jurisdiction, and seasonal demand. As a general guide:

What types of inground pools do you build?

Beltway Pools specializes in gunite (concrete) inground pools — the most durable, design-flexible, and long-lasting pool construction method available. Gunite allows fully custom shapes, depths, and features that prefabricated fiberglass shells cannot match.

Within gunite construction, we build:

  • Rectangular and geometric pools
  • Freeform and organic shapes
  • Negative-edge and infinity-edge pools
  • Pools with attached spas, tanning ledges, or beach entries

We do not install fiberglass prefabricated shells — gunite's flexibility and longevity are why we and our clients prefer it.

Can you build an inground pool on a sloped or uneven lot?

Yes. Many properties in Northern Virginia, Maryland, and DC have significant grade changes — and we have extensive experience building pools on challenging terrain. Common approaches include:

  • Cut-and-fill grading — excavating into a slope and using the fill to create a level platform
  • Retaining walls — structural walls to retain grade changes and integrate the pool into a multi-level outdoor living design

Can I add a hot tub or spa to my pool design?

Yes — and it's one of the most popular requests we receive. Hot tubs and spas can be integrated into your pool design in two ways:

  • Attached (spillover spa) — Built as part of the pool structure, sharing the same equipment. Water spills over from the spa into the pool, creating a visual and acoustic feature. Most cost-effective when building new.
  • Free-standing spa — A separate structure with dedicated equipment, allowing independent temperature control and operation.

In addition to a standard building permit, pool construction may require:

Can you update the style and features of my existing pool?

How do I know if my pool needs resurfacing?

Most gunite/concrete pools need resurfacing every 10–15 years, depending on water chemistry maintenance and the original finish quality. Signs your pool needs resurfacing include:

  • Visible cracking or crazing — surface checks or structural cracks in the interior finish

  • Quartz aggregate — A mid-range option blending white cement with quartz crystals. More durable than standard plaster (12–17 years) with a refined, slightly textured look.
  • Pebble finishes (e.g., Pebble Tec, Pebble Sheen) — Premium natural pebble aggregate surfaces with exceptional durability (20+ years), beautiful color depth, and a distinctive water appearance. Our most popular renovation finish.

Is it worth renovating my existing pool or should I build a new one?

In most cases, renovation is significantly more cost-effective than building new — and can deliver results that feel brand new. Renovation makes the most sense when:

  • The pool is in a good location relative to your yard and home
  • You want to update the aesthetics and equipment without changing the footprint

Building new is worth considering if the existing pool is structurally compromised, you want to significantly change the size or shape, or the cost of renovation approaches the cost of replacement.

We'll give you an honest recommendation after a site inspection — we're not going to sell you a renovation when a rebuild makes more sense, and vice versa.

Can you upgrade my pool equipment during a renovation?

Yes — and we strongly recommend bundling equipment upgrades with a renovation. When the pool is already drained and inactive for resurfacing or tile work, the marginal cost and disruption of also upgrading equipment is minimal compared to doing it as a standalone project later.

Common equipment upgrades we include in renovations:

Maintenance

Do I need to be home during pool maintenance visits?

No—you don't need to be present as long as we have access to your pool area and equipment room. Many of our regular maintenance clients aren't home during their scheduled visits. Our technicians complete the service and document the condition of your pool so you always know what was done.

Do you service and maintain saltwater pools?

Yes. Saltwater pools require specialized care—including monitoring salt levels, inspecting and replacing salt cells, and carefully balancing pH and alkalinity. Our technicians are experienced with all major salt chlorination systems and will keep your saltwater pool operating safely and efficiently year-round.

Why is winter pool maintenance important?

Proper winterization protects your investment in several important ways:

  • Prevents freeze damage – Water left in pipes and equipment can expand and crack when temperatures drop below freezing
  • Protects equipment – Pumps, heaters, and filters can be permanently damaged by improper or skipped winterization

How often should a pool be professionally serviced?

For most residential pools in the DMV area, weekly professional service during the swim season (late April through October) is the standard recommendation. Bi-weekly service is available for pools with low bather load and robust automation systems, but weekly visits are better for water quality, equipment longevity, and catching problems early.

At a minimum, every pool should be professionally serviced at opening in spring and closing in fall. Year-round maintenance plans are also available for pools with heating systems that allow extended seasons.

Can I upgrade or change my maintenance plan mid-season?

Yes. If your schedule or pool usage changes during the season, you can upgrade from a Basic to a Deluxe or Premium plan, or adjust visit frequency with reasonable notice. We try to accommodate mid-season changes whenever our scheduling permits.

What happens if your technician finds a problem during a routine maintenance visit?

If our technician identifies an equipment issue, water chemistry problem, or structural concern during a routine visit, here's what happens:

  1. The issue is documented with photos and notes in the service report you receive after the visit.
  2. Our office contacts you to explain the finding and discuss next steps.
  3. For minor issues within the scope of your plan, we resolve them on the spot.
  4. For issues requiring additional parts or repair work, we provide a written repair quote before proceeding — no surprise charges.

We provide an industry-standard 1-year workmanship warranty on most renovation and installation work, covering defects in our labor and installation process.

In addition, most pool equipment and materials come with their own manufacturer warranties, which vary by brand and product. We'll clearly explain all warranty coverage before your project begins so there are no surprises after the fact.

Does my pool need to be drained for repairs or renovation?

It depends on the type of work. For many repairs—such as replacing equipment, fixing plumbing fittings, or patching minor leaks—draining the pool is not required.

For full renovations, including replastering, tile replacement, or structural repairs, draining is almost always necessary. We'll let you know upfront whether your specific project requires a drain-down and how that factors into the schedule.

Do you offer emergency pool repair service?

Yes. You're not required to finance the full project amount. You can choose to finance a portion and cover the remainder out of pocket—Lyon Financial will work with you to structure a plan that fits your situation.

What credit score is needed to qualify for pool financing?

A minimum credit score of 680 is generally recommended, but your credit score is just one factor in the approval decision. Income, debt-to-income ratio, and overall credit history are also considered.

Can I finance repair and service work, or is financing only for full renovations?

Financing is available for both repairs and full renovations, though it is most commonly used for larger renovation projects. If you have a significant repair that would be more manageable as a monthly payment, it's worth applying to see what options are available to you.

Will applying for financing delay the start of my project?

In most cases, no. The financing approval process through Lyon Financial is typically completed well before construction or renovation work is scheduled to begin. Once your financing is approved and in place, it should not affect your project's start date or overall timeline.

When is the right time to open my pool in Virginia or Maryland?

In the Northern Virginia and Maryland area, most pool owners open their pools between late April and mid-May, once overnight temperatures consistently stay above 50°F. Opening too early isn't a problem—in fact, treating your water before algae season kicks in can actually make the process easier and reduce chemical costs.

Do I need a pool inspection before buying a home?

Absolutely — and it's one of the most important due-diligence steps you can take. A standard home inspection rarely covers pool equipment, plumbing, or water chemistry in depth. Our dedicated pool inspection evaluates the pool's structure, equipment condition, safety compliance, and estimated repair costs so you have a clear picture of what you're purchasing before closing.

What does a Beltway Pools inspection cover?

Our comprehensive pool inspection covers:

How long does a pool inspection take?

Can a pool inspection detect leaks?

A standard inspection can identify obvious signs of leaking — unusual water loss, wet spots around equipment, staining on the pool shell, or damaged fittings. However, a pinpoint leak detection service is a separate diagnostic process that uses specialized pressure-testing equipment to locate the exact source of a hidden leak. If our inspection reveals signs of a leak, we'll recommend a dedicated leak detection appointment.
