A pool inspection is a flat $450 and takes about one to two hours on-site, depending on the size of the pool and the complexity of its equipment. You receive a clear written report documenting the condition of the shell, interior surface, deck, plumbing, and every piece of equipment — with photos, any safety concerns, and a prioritized list of what needs attention now versus what can wait.
That report is the difference between guessing and knowing. Buyers use it to negotiate repairs or walk away with confidence; current owners use it to budget before a small issue becomes an expensive emergency; and anyone planning a renovation uses it to scope the work accurately before committing. The inspection itself is independent and honest — if we find problems, our certified repair team can handle them, but you are never under any obligation.

What does a Beltway Pools inspection cover?

How long does a pool inspection take?
Most pool inspections take between 1 and 2 hours, depending on the pool size and complexity of the equipment. We recommend being present if possible so we can walk you through our findings on the spot. A written summary is also provided after the inspection.
Can a pool inspection detect leaks?
A standard inspection can identify obvious signs of leaking — unusual water loss, wet spots around equipment, staining on the pool shell, or damaged fittings. However, a pinpoint leak detection service is a separate diagnostic process that uses specialized pressure-testing equipment to locate the exact source of a hidden leak. If our inspection reveals signs of a leak, we'll recommend a dedicated leak detection appointment.
