What Does a Pool Cost in the DMV Area?

Pool pricing in Northern Virginia, Maryland, and Washington DC varies significantly based on project type, site conditions, and the features you choose. The ranges below reflect our experience building and renovating pools across the region since 2014.

These are realistic estimates — not low-ball figures designed to get you in the door. We'd rather give you an honest picture upfront than surprise you mid-project.

What Drives the Price?

Pool Size & Shape
Larger pools and freeform shapes require more material, more excavation, and more labor. A 12×24 ft rectangular pool costs meaningfully less than a 20×40 ft freeform design.
Site Conditions
Sloped lots, rocky soil, limited access, or high water tables all add cost. A flat lot with direct equipment access is the most cost-efficient site; a steeply terraced backyard requires additional grading, retaining walls, or specialized equipment.
Features & Finishes
Water features (waterfalls, fountains, deck jets), lighting systems, automation, saltwater conversion, and premium interior finishes each add to the project total. Every upgrade is worth budgeting individually.
Local Permitting
Permit fees and timelines vary across Virginia, Maryland, and DC jurisdictions. Some counties charge flat permit fees; others scale with project valuation. Beltway Pools handles all permit submissions as part of every build.
Jurisdiction
Building costs vary by jurisdiction. Projects in Washington, DC are typically higher due to labor rates, permitting complexity, and inspection requirements. Northern Virginia costs vary by county, with some areas offering more flexibility. Each estimate reflects the specific scope, site conditions, and local requirements — ensuring accurate and consistent pricing.
Equipment Quality
Variable-speed pumps, gas or heat pump heaters, automation systems, and LED lighting all carry different price points. We offer options across a range of budgets without compromising on installation quality.

How Location Affects Pool Cost

Virginia
Pool construction in Northern Virginia is generally governed by Fairfax County, Prince William County, Loudoun County, or the independent cities (Alexandria, Falls Church, Fairfax). Fairfax County is the most active pool market in the region. Permit turnaround ranges from 3–6 weeks. State law requires a barrier (fence or automatic cover) around all residential pools.
Maryland
Montgomery County is the primary Maryland market for Beltway Pools. Montgomery County DPS requires a building permit, electrical permit, and fence permit for all new pool installations. Historic district properties in Bethesda and Chevy Chase may require additional review. Typical permit turnaround is 4–8 weeks.
Washington, DC
DC pools are permitted through DCRA (Department of Consumer and Regulatory Affairs). DC has a minimum 5-foot setback from all property lines. Georgetown and other historic neighborhood properties require Historic Preservation Office (HPO) approval before a permit is issued, which can add 4–8 weeks to the permitting timeline. DC's licensing requirements are separate from Virginia and Maryland — Beltway Pools holds active licenses in all three jurisdictions.

Frequently Asked Questions

What is the average cost to build an inground pool in Northern Virginia?

In Northern Virginia (Fairfax County, Prince William County, Loudoun County, and independent cities), a custom gunite inground pool typically costs between $115,000 and $250,000+, with straightforward pool-only projects often falling in the $115,000–$150,000 range and more complex designs climbing well beyond that.

The range is wide because cost is heavily driven by:

  • Pool size and shape complexity
  • Site conditions (flat vs. sloped lot, soil type, site access)
  • Feature selections (spa, water features, lighting, automation)
  • Interior finish and deck material
  • County-specific permit fees

Why does pool construction cost more in some DMV jurisdictions than others?

Several jurisdiction-specific factors affect the total cost of a pool build:

  • Permit fees — Counties charge different fees, and some (like DC's DCRA) have more complex multi-permit processes than Virginia counties.
  • Inspection requirements — Some jurisdictions require more inspections at different construction phases, adding time and scheduling coordination cost.
  • Labor rates — Projects in DC and Montgomery County, MD typically carry higher labor costs than comparable projects in Prince William County, VA.
  • Historic district review — Georgetown DC, parts of Bethesda MD, and Old Town Alexandria VA have additional review processes that add both time and cost.
  • HOA compliance — Some planned communities require specific design standards or materials that differ from standard construction.

Beltway Pools is experienced across all three jurisdictions and will clearly identify all jurisdiction-specific costs in your project estimate. For permit timelines, setbacks, and approval requirements, see our Pool Permits page.

Does building a pool increase my home's resale value?

In the DMV market, an inground pool can meaningfully increase your home's appeal and sale price — particularly in communities where pool ownership is common or actively desired.

According to real estate data, pools in high-value Northern Virginia and Maryland markets (Great Falls, McLean, Bethesda, Potomac) often add $20,000–$80,000 or more in appraised value when professionally built and well-maintained. In neighborhoods where pools are rare, the premium tends to be lower.

Beyond appraised value, a well-designed pool often sells homes faster in competitive spring and summer markets by setting the property apart from comparable listings.

We recommend discussing this with your real estate agent who knows your specific neighborhood's dynamics.

Are there financing options for pool construction?

Yes. Beltway Pools offers financing options to help homeowners move forward on their timeline without requiring full payment upfront. We can discuss financing terms during your project consultation.

Additionally, many homeowners finance pool construction through:

  • Home equity lines of credit (HELOC) — Often the most cost-effective financing route for homeowners with strong equity positions
  • Home improvement loans — Personal or home improvement loan products through banks and credit unions
  • Renovation mortgage products — For homeowners purchasing a property and planning to add a pool

Robert, Dragan, and their crew did an amazing job. I spent months getting quotes from several companies. Beltway pools’ wasn’t the least expensive but I felt that they were the most straightforward. Instead of just pushing me to replace everything, broken or not, they had more of a wait and see approach. They worked with us to come up with a plan to get the pool back operational as economically as possible, and then work on our “wants” list. Our pool had been closed for almost 10 years due to damage caused by changes in drainage made by construction in the neighborhood. At 65k gallons, the pool is extremely large and even more expensive than your average pool remodel. They removed several feet of debris, drained and scrubbed the pool, replace the tile & coping, the pool equipment, repairing equipment that could be fixed, and replacing what needed to be prioritized for upgrades. They did the entire project over a couple of weeks. They stated on time, stayed on budget, and were an absolute pleasure to work with. I have kept them on to handle the pool maintenance including opening and closing the pool and keeping it clean during the summer. Their prices are fantastic and as I mentioned, Robert isn’t going to sell you something that you don’t need. He’s going to help your pool become enjoyable again.
