What is the average cost to build an inground pool in Northern Virginia?
In Northern Virginia (Fairfax County, Prince William County, Loudoun County, and independent cities), a custom gunite inground pool typically costs between $115,000 and $250,000+, with straightforward pool-only projects often falling in the $115,000–$150,000 range and more complex designs climbing well beyond that.
The range is wide because cost is heavily driven by:
- Pool size and shape complexity
- Site conditions (flat vs. sloped lot, soil type, site access)
- Feature selections (spa, water features, lighting, automation)
- Interior finish and deck material
- County-specific permit fees

Why does pool construction cost more in some DMV jurisdictions than others?
Several jurisdiction-specific factors affect the total cost of a pool build:
- Permit fees — Counties charge different fees, and some (like DC's DCRA) have more complex multi-permit processes than Virginia counties.
- Inspection requirements — Some jurisdictions require more inspections at different construction phases, adding time and scheduling coordination cost.
- Labor rates — Projects in DC and Montgomery County, MD typically carry higher labor costs than comparable projects in Prince William County, VA.
- Historic district review — Georgetown DC, parts of Bethesda MD, and Old Town Alexandria VA have additional review processes that add both time and cost.
- HOA compliance — Some planned communities require specific design standards or materials that differ from standard construction.
Beltway Pools is experienced across all three jurisdictions and will clearly identify all jurisdiction-specific costs in your project estimate. For permit timelines, setbacks, and approval requirements, see our Pool Permits page.
Does building a pool increase my home's resale value?
In the DMV market, an inground pool can meaningfully increase your home's appeal and sale price — particularly in communities where pool ownership is common or actively desired.
According to real estate data, pools in high-value Northern Virginia and Maryland markets (Great Falls, McLean, Bethesda, Potomac) often add $20,000–$80,000 or more in appraised value when professionally built and well-maintained. In neighborhoods where pools are rare, the premium tends to be lower.
Beyond appraised value, a well-designed pool often sells homes faster in competitive spring and summer markets by setting the property apart from comparable listings.
We recommend discussing this with your real estate agent who knows your specific neighborhood's dynamics.
Are there financing options for pool construction?
Yes. Beltway Pools offers financing options to help homeowners move forward on their timeline without requiring full payment upfront. We can discuss financing terms during your project consultation.
Additionally, many homeowners finance pool construction through:
- Home equity lines of credit (HELOC) — Often the most cost-effective financing route for homeowners with strong equity positions
- Home improvement loans — Personal or home improvement loan products through banks and credit unions
- Renovation mortgage products — For homeowners purchasing a property and planning to add a pool

“Robert, Dragan, and their crew did an amazing job. I spent months getting quotes from several companies. Beltway pools’ wasn’t the least expensive but I felt that they were the most straightforward. Instead of just pushing me to replace everything, broken or not, they had more of a wait and see approach. They worked with us to come up with a plan to get the pool back operational as economically as possible, and then work on our “wants” list. Our pool had been closed for almost 10 years due to damage caused by changes in drainage made by construction in the neighborhood. At 65k gallons, the pool is extremely large and even more expensive than your average pool remodel. They removed several feet of debris, drained and scrubbed the pool, replace the tile & coping, the pool equipment, repairing equipment that could be fixed, and replacing what needed to be prioritized for upgrades. They did the entire project over a couple of weeks. They stated on time, stayed on budget, and were an absolute pleasure to work with. I have kept them on to handle the pool maintenance including opening and closing the pool and keeping it clean during the summer. Their prices are fantastic and as I mentioned, Robert isn’t going to sell you something that you don’t need. He’s going to help your pool become enjoyable again.”
