McLean is governed by Fairfax County zoning regulations. Under the R-1 and R-2 residential zoning districts covering most of McLean, in-ground pools must maintain a minimum 5-foot setback from all property lines and a 10-foot setback from the primary dwelling. Detached spas and mechanical equipment pads have their own setback requirements. Lots adjacent to utility easements or county right-of-ways may have additional effective setbacks. Properties near Pimmit Run, Turkey Run, or their tributaries may fall within Fairfax County's Chesapeake Bay Resource Protection Area (RPA) buffer — a 100-foot construction setback from each side of the stream. This is more common in the Chain Bridge Road and lower-lying portions of McLean. Beltway Pools maps RPA boundaries as part of every pre-permit site review and designs within the legally buildable envelope — or assists with variance applications where site constraints require it.
Fairfax County DPD typically processes standard residential pool permits in 3–6 weeks. McLean projects are processed through the same Fairfax County track as other unincorporated Fairfax areas — the Dranesville Magisterial District doesn't involve a different permit queue. Projects requiring RPA variance review will add 6–12 weeks. Beltway Pools manages all permit submissions, plan reviews, and inspection scheduling on your behalf.
