Vinyl Liner Pool Builder
Why Homeowners Choose Vinyl Liner
A vinyl-liner pool uses wall panels assembled on site, fitted with a custom liner that holds the water. Because the panels go together in your yard, vinyl is the most affordable way into a custom-shaped inground pool — and one of the three inground pool types we build.
- ✓The lowest upfront cost of any custom-shaped inground pool
- ✓A soft, smooth liner surface that is gentle underfoot
- ✓More shape flexibility than fiberglass — panels assemble on site
- ✓A new liner instantly refreshes the look of the whole pool
- ✓Non-abrasive surface that is easy on swimsuits and feet
Is vinyl liner right for your project?
Vinyl is a great fit when
- ✓The lowest entry cost is your top priority
- ✓You want a custom shape but not premium custom features
- ✓You are comfortable replacing the liner every 7–12 years
- ✓You want a soft surface that is gentle on feet
Consider gunite instead when
- →You want a permanent finish with no recurring liner cost
- →You want a deep end, infinity edge, or premium interior finish
- →You want the longest possible structural life
Not sure which way to go? Compare gunite — we build both and will give you a straight recommendation.

Budget for liner replacement
A vinyl liner typically lasts 7–12 years before it needs replacing, at around $6,000 – $12,000. That is a normal, ongoing part of owning a vinyl pool — it is not included in the build price above. If you would rather avoid a recurring liner cost entirely, a gunite or fiberglass pool has no liner to replace.
How a Vinyl Liner Pool Is Built
Phase 01
Excavation
We excavate the pool to your chosen shape and depth and prepare the base for the wall system.
Phase 02
Walls & Floor
Structural wall panels are set, braced, and squared, and the floor is formed with a smooth troweled base for the liner.
Phase 03
Liner Installation
The custom-fit liner is hung from the wall track and vacuum-set so it draws tight to every wall and floor contour.
Phase 04
Coping, Deck & Startup
Coping caps the wall, the surrounding deck is finished, equipment is installed and commissioned, and the water is balanced.
Budget & Financing
Vinyl-liner pools in the DMV typically run $55,000–$100,000
Final cost scales with size, shape, liner selection, deck scope, and site conditions. See our full DMV pricing guide and explore flexible financing options.

What Our Customers Say
April 2023
“I reviewed multiple proposals on rebuilding a pool upon the purchase of our new house. The previous owner had deferred maintenance on literally every aspect of the pool. Our pool required 100% replacement of the filtration system, heater, skimmers and reconstruction of the drainage system, pool floor, tile and coping. Beltway Pools was by far the most responsive of the bidders with the most reasonable and easiest to understand pricing. Anything that I required clarity on they provided. We now are almost a year past the initial work and they did not deviate one penny from their original pricing. They continue to support us with weekly visits (incremental cost but well worth it) for cleaning and chemical balancing. We are very pleased with our service from Beltway Pools. -Andrew T. Vinyl Liner Pools — Frequently Asked Questions
How much does a vinyl-liner pool cost in the DMV?
A vinyl-liner inground pool in Northern Virginia, Maryland, and DC typically costs $55,000–$100,000 installed — usually the most budget-friendly way into a custom-shaped inground pool. The price depends on size and shape, the wall system, the liner pattern you choose, and the deck and coping around the pool. Remember to budget for periodic liner replacement as an ongoing cost (see below). For a site-specific estimate, request a free consultation.
How often does a vinyl pool liner need to be replaced?
A vinyl liner typically lasts 7–12 years before it needs replacement, depending on water chemistry, sun exposure, and use. Replacement usually runs $6,000 – $12,000 and is a normal part of owning a vinyl pool — it's not included in the build price. The upside is a fresh liner also refreshes the look of the pool. If you'd rather avoid a recurring liner cost entirely, a gunite or fiberglass pool has no liner to replace.
What shapes can a vinyl-liner pool be?
Vinyl-liner pools are more flexible than fiberglass on shape because the wall panels are assembled on site. We commonly build rectangular, geometric/L-shaped, and freeform vinyl pools. Depth is somewhat limited (typically about 3.5 to 8 ft), and highly sculptural features like a true infinity edge aren't practical with a liner system. For the widest design freedom — any shape, any depth, integrated spas and vanishing edges — gunite remains the most flexible option.
Vinyl liner or gunite — which is right for me?
Vinyl-liner is the better fit when the priority is the lowest entry cost for a custom-shaped inground pool and you're comfortable replacing the liner every 7–12 years. Gunite is the better fit when you want a permanent finish, a deep end, premium interior finishes, or signature features, and the longest possible structural life. We build both and will give you a straight comparison for your yard and budget — or you can model each in the pool build cost calculator.
