Financing Your Renovation
A pool renovation is a significant investment, and we want to make it as accessible as possible. Through our partnership with Lyon Financial — a trusted leader in pool financing for over 40 years — you can enjoy affordable monthly payments and a simple approval process.
Financing is available for both partial and full renovation projects. A credit score of 680+ is generally recommended, but Lyon Financial works with a range of borrower profiles.
Not sure whether renovation or replacement makes more financial sense? Review our Pool Cost Guide for realistic new-build price ranges and budgeting context.

Some renovations may still require permits
Structural changes, new electrical or gas work, equipment relocation, barrier updates, and major deck modifications can trigger permit requirements depending on your jurisdiction and scope.
Frequently Asked Questions
How long does a pool renovation typically take?
Most pool renovations are completed within 4 to 6 weeks. The exact timeline depends on the scope of the work—a simple replaster is faster than a full rebuild with new tile, coping, and equipment upgrades.
We'll provide you with a clear project schedule before work begins so you know what to expect at every phase. Request a renovation quote to get started.
Can you update the style and features of my existing pool?
Absolutely. We specialize in pool renovations and can transform an outdated pool into a modern backyard centerpiece. Common renovation options include:
- Replastering and resurfacing
- New tile and coping
- Water feature additions (waterfalls, deck jets, bubblers)
- Equipment upgrades (variable-speed pumps, heaters, LED lighting, automation)
- Deck and surround resurfacing or expansion
We also have a showroom where you can explore finishes and features in person, making it easy to visualize the result before work begins. Learn more about our renovation services.
When is the best time to schedule a pool renovation?
Any season can work for a renovation, but the two most popular windows are:
- Fall – Our slower season, which typically means greater scheduling availability and faster turnaround. Your pool will be ready to open the following spring.
- Early spring – Work is completed just in time for swimming season, so you can enjoy your upgraded pool right away.
Booking during the off-season often means quicker start dates and more flexibility from our renovation crew. Get a quote today.
Do you offer full backyard renovations along with pool remodeling?
Yes. In addition to pool remodeling, we offer comprehensive backyard renovation services that can include:
- Patio and deck construction or resurfacing
- Outdoor lighting design and installation
- Landscaping and hardscaping
- Fencing and privacy screening
- Outdoor living and entertainment features
We take a unified design approach—ensuring every element of your backyard works together visually and functionally, not just the pool area.
Do pool renovations require permits in Virginia, Maryland, or DC?
Sometimes, yes. Cosmetic updates like tile replacement or replastering may not require a new permit, but structural changes, equipment relocation, electrical work, gas heater additions, major deck work, or barrier modifications often do.
Because the rules vary by county and city, Beltway Pools reviews the scope of your renovation up front and handles any required submissions on your behalf. For a quick overview, visit our Pool Permits page.
How do I know if my pool needs resurfacing?
Most gunite/concrete pools need resurfacing every 10–15 years, depending on water chemistry maintenance and the original finish quality. Signs your pool needs resurfacing include:
- Rough or sandpaper texture on the pool floor and walls — a sign the plaster has worn through
- Visible cracking or crazing — surface checks or structural cracks in the interior finish
- Persistent staining that doesn't respond to chemical treatment
- Unexplained water loss (beyond normal evaporation) — may indicate surface porosity or structural cracks
- Fading or discoloration that makes the pool look aged and uninviting
If you're noticing any of these, contact us for a pool inspection — we'll give you an honest assessment of whether resurfacing or a more comprehensive renovation makes the most sense.
What interior finish options do you offer for pool renovations?
We offer a full range of interior finish options at different price points and aesthetic profiles:
- White plaster — The most economical option. Classic appearance, but shorter lifespan (7–10 years) and more susceptible to staining.
- Quartz aggregate — A mid-range option blending white cement with quartz crystals. More durable than standard plaster (12–17 years) with a refined, slightly textured look.
- Pebble finishes (e.g., Pebble Tec, Pebble Sheen) — Premium natural pebble aggregate surfaces with exceptional durability (20+ years), beautiful color depth, and a distinctive water appearance. Our most popular renovation finish.
- Glass tile — The highest-end option, offering unmatched visual impact. Often applied as an accent or waterline tile alongside a plaster or aggregate field.
We'll show you physical samples and discuss color choices during your renovation consultation.
Is it worth renovating my existing pool or should I build a new one?
In most cases, renovation is significantly more cost-effective than building new — and can deliver results that feel brand new. Renovation makes the most sense when:
- The existing structure (shell) is sound — no major structural cracks or significant settlement
- The pool is in a good location relative to your yard and home
- You want to update the aesthetics and equipment without changing the footprint
Building new is worth considering if the existing pool is structurally compromised, you want to significantly change the size or shape, or the cost of renovation approaches the cost of replacement.
If you're comparing renovation against starting over, our Pool Cost Guide can help you understand what a new custom build typically costs in the DMV.
We'll give you an honest recommendation after a site inspection — we're not going to sell you a renovation when a rebuild makes more sense, and vice versa.
Can you upgrade my pool equipment during a renovation?
Yes — and we strongly recommend bundling equipment upgrades with a renovation. When the pool is already drained and inactive for resurfacing or tile work, the marginal cost and disruption of also upgrading equipment is minimal compared to doing it as a standalone project later.
Common equipment upgrades we include in renovations:
- Variable-speed pump — dramatically reduces energy consumption; often pays for itself within 2–3 seasons
- Salt chlorination system — eliminates the need for manual chlorine dosing and produces softer water
- Pool automation — control pump, heater, lights, and water features from your phone
- LED lighting — energy-efficient, long-lasting, color-customizable
- Heater upgrade — gas, heat pump, or solar options depending on your budget and usage pattern
